How to test for lead paint?
You have three routes: a certified lead inspector or risk assessor, a laboratory paint-chip analysis, or a consumer swab kit. The first two give results you can rely on and act on. Swab kits are a screening tool and are known to produce both false negatives and false positives.
Your three options, and what each is worth
A certified inspector or risk assessor is the definitive answer. They typically use an XRF analyser, which reads lead through the paint layers without damaging the surface, and they produce a written report. If you are buying, renting out, or planning work that will disturb a lot of paint, this is the option worth paying for.
Laboratory analysis of a paint chip is also reliable, and cheaper, but it tells you about the exact spot you sampled and nothing else. Lead is rarely uniform across a house — window sashes and door jambs are common hotspots because they were painted with harder, more durable, more lead-rich enamels.
Swab kits from a hardware shop change colour in the presence of lead. They are cheap and immediate, which is genuinely useful for a quick screen, but a negative result is not proof of absence and should not be the basis for skipping lead-safe work practices on a pre-1978 home.
Whichever route you take, remember the practical default: a home built before 1978 is presumed to potentially contain lead-based paint, and about 75% of pre-1978 US homes still do. If you are hiring someone for paid work that disturbs painted surfaces, the testing question and the certification question are separate — ask for both.
